Coworking Space in Sofia: The 2026 Guide — Locations, Prices, What’s Included

A coworking space in Sofia starts at around €74 a month for flexible access with a 5 or 10-day package, and €179 a month for a desk that stays yours. Those are Work&Share’s public prices; most operators in the city sit in a similar range. It suits freelancers, remote employees, small teams, and foreign companies that don’t want to lease an office. Below: the desk types, the real numbers, what to check before you sign, and which spaces sit near a metro station.

What coworking is, and who it’s for

Coworking means you rent a seat, not square metres. You pay one monthly fee and walk into a working office — internet, electricity, water, cleaning, meeting rooms, coffee. No contract with an ISP, no separate utility bills, no furniture to buy.

It works well for:

  • freelancers who have run out of patience with working from home;
  • remote employees of foreign companies with no office in Bulgaria;
  • teams of 2 to 10, for whom a full office is an unnecessary cost;
  • foreign founders in the middle of registering a Bulgarian company.

It works badly for production, storage, noisy work, or anything that needs specialised equipment.

For scale: Work&Share has 500+ active members from IT, marketing, architecture, law and construction. The community has been running since 2017.

In practice you get fast Wi-Fi, phone booths for calls and online meetings, business printers, meeting rooms, and coffee and tea included in the price. Some of it never shows up on a price list but you feel it daily: staff on site, cleaning, a mobile app for bookings and 100+ events a year. Tintyava also has its own private garden, and pets are welcome there.

Desk types and what they include

Names vary between providers, but there are five products.

Flex Desk — you take any free seat in the open area, on a package of 5 or 10 days per month. The cheapest way in, and the sensible choice if you come in two or three times a week.

Dedicated Desk — one specific desk that stays yours. Leave your monitor and papers, and come and go 24/7.

Team Desk — a block of desks side by side for a small team, up to 6 people. Not a separate room, but your own zone.

Private Office — a lockable room for your team only. The one plan with a deposit, and the one plan that comes with a parking space for an extra fee.

Virtual Office — a business address for company registration and correspondence, with no physical desk. Mostly used by foreigners setting up a Bulgarian entity.

Every Work&Share plan is month to month, except Private Office and Virtual Office.

Choosing between the first two comes down to days. Up to 10 days a month in the office, take a Flex Desk. Above that, a Dedicated Desk works out cheaper per day and spares you clearing the desk every evening. If the team grows, Team Desk and Private Office absorb the same people without a change of address.

What coworking costs in Sofia

Flex Deskfrom €74/month (5 or 10-day package)
Dedicated Deskfrom €179/month
Team Deskfrom €843/month for up to 6 people
Private Officefrom €191/month at Tintyava · from €292/month at Synergy Tower
Virtual Officefrom €45/month (excl. VAT)

These are Work&Share’s public prices. Most Sofia operators sit in a similar range, though the exact figure depends on location, term and headcount. A good share of Sofia spaces publish no prices at all and quote only on request.

What sits behind the number matters more than the number. Work&Share’s price covers internet, electricity, water and unlimited meeting room hours. There are no hidden fees. Parking is the only thing outside the plan, and it is available for Private Office clients only.

What to check before you choose

Six questions that save you a surprise in month two:

  1. Transport. How many minutes on foot to a metro station? If you drive, is there parking and what does it cost?
  2. 24/7 access. Plenty of spaces run on office hours only. If your clients sit in another time zone, ask directly.
  3. Meeting rooms. Are the hours part of the plan or billed separately? This is the most common difference between two quotes with the same headline price.
  4. Deposit. Which plans require one, and how much?
  5. Hidden fees. Electricity, water, printing, a guest for the day — what falls outside the monthly figure?
  6. Trial day. If a space won’t let you work there for a day before you pay, that is an answer in itself.

Coworking near the metro in Sofia

Transport matters more than it seems at signing. An office 20 minutes’ walk from the metro gets visited less, and the membership is billed all the same. Work&Share’s two locations:

Tintyava — 15-17 Tintyava Street, Dianabad district, between two metro stations: G. M. Dimitrov and Joliot-Curie. 350+ workspaces and 8 meeting rooms. The large hall takes hackathons of up to 200 people.

Synergy Tower — 111R Tsarigradsko Shose Blvd, inside Sofia Tech Park. A LEED-certified building, opened in 2024, with 400+ workspaces. On-site parking, plus a free shuttle bus from G. M. Dimitrov metro station.

Together the two locations hold over 700 workspaces and host 100+ events a year. The difference between them is the setting: Tintyava sits in an established office district and takes the big events, while Synergy Tower sits among the tech companies of Sofia Tech Park. If you want neighbours from your own industry, that matters.

A free trial day

Work&Share gives you one trial day completely free: you sit down, work, and find out how loud it is, how the light falls and who else is in the room, before you pay anything. Tours are booked in advance so someone is there to show you around and answer questions.

The office runs Monday to Friday, 09:00–18:00. Members have 24/7 access.
